SOGECO offers management services for condominium and rental buildings.
Our services give you the tools to:
Management services:
- Organize meetings of the board of directors
- Prepare the agenda for meetings
- Draft the minutes of meetings
- Prepare monthly financial statements
- Prepare cheques for directors’ signature
- Submit a monthly condominium activity report
- Obtain bids for service contracts
- Prepare, negotiate and ensure compliance with service contracts
- Advise directors on management of the condominium
- Update the various lists of information and files
- Prepare the Annual General Meeting of condominium owners
- Plan and organize various maintenance programs
- Supervise maintenance and custodial staff and periodically appraise their performance
- Prepare various estimates and specifications in keeping with accepted tendering methods, under the
financial authority contained in the Condominium Declaration
- Ensure follow-up on the preventive maintenance system
Financial services:
- Collect condominium fees and deposit them in the condominium’s bank account
- Prepare and verify cheques for payment of common expenditures
- Manage the various funds in compliance with the Condominium Declaration
- Prepare budgets in compliance with the Condominium Declaration
- Submit monthly computer-generated account statements
- Advise directors, to maximize yield on investment of the reserve fund
- Plan and provide follow-up on triennal budget
Control services:
- Ensure compliance with the Condominium Declaration and Institute Legal proceedings necessary
- Keep all insurance policies current
- Ensure compliance with service contracts awarded by directors
- Manage the condominium maintenance program in keeping with the planned timetable
- Inspect the site on a reqular basis and make suitable recommendations
- Ensure compliance with parking regulations
- Provide emergency call service 24 hours a day
Secretarial services:
- Maintain a register of minutes of meetings and by-laws adopted by directors or condominium
owners at general meetings
- Send condominium owners notices of general meetings, amendments to condominium by-laws,
financial statements and other correspondence
- Maintain current files on the condominium for the trustee’s information
- Ensure that the appraisal report for insurance is kept up to date
- Keep the architectural plans, estimates and specifications for the properties on file
Our primary goal: to offer an efficient service to the co-owners, maximizing their investment and ensuring the maintenance programs of the properties under management.
We pay special attention to the lease management, namely the renewals, appearance before the Québec Rental Board, rental services, ads and publicity, collecting the rental fees and banking deposit services.
We have access to a network of professional resources: lawyers, notaries, engineers, architects, as well as plumbers, electricians, evaluators, on whom we can rely to obtain advice and guidance on all matters related to property management and building maintenance.
