Why retain the services of a professional management firm?

Why a building appraisal is necessary?

Because the insurance coverage must represent 100% of the replacement value of the co-ownership/building.  An appraisal by a certified appraiser, member of the Corporation des évaluateurs du Québec, will indicate the value of the property for insurance purposes and whether the building has been accurately appraised.

What is the purpose of establishing a reserve fund?

The reserve fund is a replacement program established to allow the budget forecast of monies which may be needed for the replacement or repairs of certain building elements.  If well planned, it becomes a useful tool for the co-owners and it avoids the need for special assessment fees or loans when major work is necessary.
